What are measurement services?

A floorplan service is just what it sounds like: Based on your requirements, an appraiser will measure the property's dimensions and square footage, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a document that can be used to prove an accurate Gross Living Area (GLA), the total livable space, of your home. These services are useful and sometimes essential when challenging property taxes or selling a property.

How do floorplan services work?

During a measurement service, a certified appraiser takes measurements of the home with a measuring tool — either a tape or laser measuring device. As they tour the property, they note the layout of the rooms and other features, like closets, patios, and pantries. They might make a rough sketch of the property. Then, the appraiser creates a report and detailed floorplan showing the total living area of the house and the general layout. The completed report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When are measurement services necessary?

Tax records frequently reflect the wrong square footage because the values can come from various sources, and occasionally go unverified — meaning you may be paying for more space than you own! Unless an appraiser has executed a recent evaluation or home measurement service on your property (after any renovation that may have affected square footage), you'll need one to perform a measurement service before contesting your taxes. An appraiser assesses an accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop paying more than your house is worth.
